You Need to Tidy Up Before a Storm

Our team of experienced Property Managers will take the appropriate preventative steps where possible, to reduce or even prevent property owners from being saddled with thousands of dollars in damages should we be affected by weather systems.

Our advice is don’t wait until the hurricane season is upon us, being prepared will alleviate several problems throughout the season.

The team will follow these emergency preparedness steps:

  1. Prepare emergency kits for their homes and the properties they manage.
  2. Make preparations for power outages.
  3. Ensure their gas tanks are kept full.
  4. Become familiar with more than one route to the properties they manage.
  5. Provide emergency contact details. This way guests will have direct contact if there are any issues during the storm or hurricane.
  6. Identify the nearest hurricane shelter and ensure that guests know how to get there in case they need to evacuate.
  7. Advise in-house guests to have a travel bag with essentials prepared in case they need to evacuate. It should be light and easy to carry.
  8. If there are pets, at any property the PM will include them in the hurricane preparedness plans.

You Need to Check Your Air Filters

Some things may require technical support, but your property manager will start with the basics to ensure that you and your guests are breathing clean air.

They will remove the filters and inspect them for any evidence of dust buildup or damage. If the air filters are dirty or damaged, these will need to be washed and sanitized, or replaced if necessary. Your property manager will contact one of our designated air-conditioning technicians to follow up and schedule the appropriate maintenance.

Top 5 Historical South Coast Sites

  1. The Barbados Museum – This historic site was the home of a former British Military Prison. The prison was constructed in 1817. In 1930 it became the home of the Barbados Museum and Historical Society. After your visit, a 5-7 minute walk takes you to The Garrison Savannah.

Insider’s tip: Public transportation runs on this route from the South and the West Coast.

  1. George Washington House – Barbados was the only country visited by the 1st President of the United States of America. See artifacts, medical equipment, and many other fascinating historical items. A tour of George Washington House offers a journey back in time to showcase life 250 years ago. Our next stop is the Main Guard House and Clock Tower at The Garrison Savannah – a 2-minute walk. 

Insider’s tip:  Stop by the giant Barbados flag for a photo opp, take the children to the playpark or relax on a picnic bench.

  1. The Garrison Savannah in Barbados is home to many treasures. Visit the islands’ collection of 17th-century English iron cannons, the Main Guard House, and the Clock Tower. See the change of sentry at noon or experience horse racing. The annual horse racing event is an authentic local experience where you can try sno-cones, hot, crispy fish cakes, and enjoy lots of activities. An 11-minute walk takes you to our next spot: The Barbados Military Cemetry

Insider’s tip:  A network of tunnels was discovered in 2012. These tunnels are open to the public for tours. For our next stop, you take the scenic beach route to visit and arrive at The Barbados Military Cemetry

  1. The Barbados Military Cemetery is the resting place of the Commonwealth Armed Forces and members of the Defense Force. A walk to this site is breezy and relaxing as it is along the beachfront. At the site, the earliest grave was recorded in 1822. However, the cemetery itself has been in existence since c1780. Take a break, grab a drink at La Cabane, then head over to Needham’s point lighthouse

Insider’s tip:  Go for a quick swim at La Cabane South. Swimming is much safer and, you can have a refreshing cocktail at the beachfront eatery. You can dine here or have something light at Cuzz’s fish shack if you’re heading out for dinner later

  1. Needham’s Point lighthouse is the final stop of our Barbados walking tour. The lighthouse is open to the public and is another picturesque spot for photography. It’s actually the second oldest lighthouse in Barbados. Interested in visiting all the lighthouses on the island? Explore South Point, Ragged Point and Harrison Point. End your day at La Cabane or enjoy calm swimming steps from Cuzz’s Fish Stand.

Insider’s tip: Visit Cuzz’s spot for an iconic fish cutter. Freshly caught local fish sandwiched in a soft and pillowy “salt bread” gives a true taste of Barbadian fare. A 2-minute walk will take you to public transportation where you can visit Bridgetown for shopping.

 Your Pool MUST be Cleaned Regularly:

It is important to test the chlorine and pH levels frequently especially during the busy winter season, as they can change based on the level of usage. The chlorine in your pool also gets used up if an excess amount of nitrogen from leaves and other debris, sweat, sunscreen, or if any other organic matter gets into the pool.

To avoid people from getting ear and skin infections, the appropriate Chlorine and pH levels must be maintained. A good chlorine level is between 1.0 and 4.0 parts per million (ppm), while the pH should be between 7.2 and 7.8. The correct combination will keep the bad bacteria under control, and if the pH level goes up too high, the germ-killing power of the chlorine will reduce it.

Barbados celebrates 56 years of Independence on November 30th this year!  The most authentic Barbadian sights, tastes, and sounds have been on exhibit this month all across the island, and the month’s finale features an extravaganza of events!

To start off the day, a national parade is held in recognition of this with the President and Prime Minister of Barbados in attendance. Afterward, a sumptuous Barbadian meal is the order of the day. Several of the island’s restaurants offer their Independence-themed menus, catering delicious breakfasts and lunches in a truly Bajan way. You can indulge in fried plantain, fish cakes, cou-cou and flying fish, macaroni pie, Bajan soup complete with Bajan dumplings, sweet bread, and seasonal conkies. For the rest of the big day, take a scenic island outing to see and mingle with the many happy and proud Barbadians found ‘liming’ – our version of hanging out – along the island’s shores, national parks and popular picnic spots. And while you’re at it, don’t forget to wear your blue, yellow and/or black – a representation of our national colours.

And finally, for the lovers of local music and fans of the party scene, November is now being considered the ‘New Crop Over,’ thanks to several promoters hosting independence themed parties at lovely plantation homes and other venues; party cruises along the island’s gorgeous coast; and carnival-inspired parades complete with music, paint and powder under the shimmering night’s sky. Of course, it is all topped off by the island’s favourite spirit in all its many forms – rum!

Importance of a Grease Trap

Grease traps are a requirement for any holiday rental accommodation. A blocked grease trap could fast become an expensive plumbing undertaking; therefore, scheduled grease trap cleaning could save our clients money. The residual grease from cooking will harden in the pipes, leading to a steady grease buildup, and eventually blocked pipes. You also run the risk of having the sewage system blocked, when your kitchen doesn’t have a grease trap, or more importantly one that is not cleaned as part of preventative maintenance.

Importance of Scheduled Cleaning

The installation of a grease trap is only the first step, however, our property managers will then set up a preventative maintenance schedule to ensure routine cleaning is carried out. Depending on the occupancy levels and the frequency with which the kitchen sink is used, in order to avoid blockages, emptying and cleaning the grease trap forms part of our team’s regular scheduled property maintenance.

Tips from the PM Team

Scheduled cleaning of grease traps will keep them functioning efficiently and save our clients money in the long run by avoiding costly plumbing repairs.

Tip #1: The grease trap is not for grease storage.

While a grease trap is designed to trap grease, we advise staff not to pour grease directly into the drain, but instead store in the appropriate containers to avoid the grease trap from reaching its maximum capacity too quickly. This will reduce the likelihood of having to deal with clogged drains.

Tip #2: Remove excess grease and solid food.

Staff and guests alike are reminded to reduce solid material from going into the drain that will end up in the grease trap. While the grease trap is intended to hold the oils, fats, and grease, the use of a strainer is your best bet to eliminate the excess solids entering the trap.

Keep solid food items along with excess fats, oils, and grease that could be removed from the dishes before being placed in the sink. Keeping food out of the grease trap will maximize the time between cleanings.

Tip #3: Schedule Preventative Maintenance.

Some companies and contractors are not consistent in their workmanship with the construction of grease traps, and often time design flaws create a lot of issues, which result in having to clean the grease traps too frequently.

It is still important to maintain minimum standards for cleaning times, even if there’s not much oil, fat, or grease inside the tank, it will still turn rancid and emit a pungent odor. Our property managers actually keep a log through the use of a mobile work order app, which comes in handy for reporting to owners and tracking any technical issues.
