The First Steps

Now that you are ready to enter the rental market, let us look at how to get you there, stress-free, with competent guidance from our property management team. Having Blue Sky Luxury as your Property Managers brings tangible and intangible benefits. We do more than oversee the running of your property. 

Our Property Management team provides responsible management:

We will also provide a monthly expense statement and quarterly manager’s reports. Once you have determined whether you will be renting furnished or unfurnished, we can enroll you to our Blue Sky Luxury group plan that offers the best rates for building and contents insurance. We will complete a Property Manual with a list of certified technicians. Regular scheduled servicing and preventative maintenance visits guarantee that your equipment operates at optimum proficiency. Benefits include extending the lifespan of your home inventory and keeping your home in pristine condition. Once you have secured a rental, we will carefully read the lease to ensure tenants uphold their contractual obligations.

At handover, the water and electricity metres are read, and an inspection is completed with the tenant. Service and maintenance checks are performed. These checks include steam-cleaning furnishings, Air Conditioning maintenance, and servicing fire safety equipment. We document any concerns and provide a copy of the inventory, keys, gate fobs, and equipment operating instructions. This makes it hassle-free for the tenants’ departure.

During a tenancy, we will promptly coordinate and fix any landlord-related tenant issues, inspect the external areas, and coordinate onsite work at the property. We will also schedule an interior inspection to ensure tenants maintain the property as agreed. We will continue monthly monitoring to ensure that rents are collected and utility payments remain up-to-date.

It’s easy to get to Barbados

In most cases, Barbados is just a flight away and is one of the most easily accessible islands in the Caribbean. For North American visitors, direct flights leave cities including Miami, New York, Boston, or Toronto bound for the Grantley Adams International Airport (BGI) and arrive in five hours or less. Our friends in Europe, fear not, as direct flights depart most major cities including London, Munich, and Manchester. 

PS: Barbados also caters to private jets and yachts. Dedicated private hangars and ports provide entry to the island.

The Rum 

Barbados is the Birthplace of Rum. Is this a reason to visit? Yes. We do believe so!

Tours are available at Mount Gay Rum Distillery, St. Nicholas Abbey, and Foursquare Rum Distillery and will allow you to fully immerse yourself (not only) in the rum-making process but in a bottle or two! Barbados has four rum distilleries currently in operation:

  1. Mount Gay Distillery began producing rum in 1703 and is the world’s oldest continually operating distillery with 320 years under its belt. 
  2. In the north of the island, we have St. Nicholas Abbey producing an elegant and classic rum called “Annabelle.”
  3. West Indies Rum Distillery, much to Captain Jack Sparrow’s delight – should he ever run aground in Barbados, is located on Brighton Beach and produces the famous Cockspur rum.
  4. The parish of St Philip is where Foursquare Rum Distillery and Heritage Park call home. The distillery produces the Real McCoy and the award-winning Doorly’s rum. 

The Heritage

Historic Bridgetown and its Garrison join an elite and protected list of heritage sites like the Great Barrier Reef, The Great Wall of China, and the Taj Mahal. 

Cit by UNESCO as “an outstanding example of British colonial architecture consisting of a well-preserved old town built in the 17th, 18th and 19th centuries, which testifies to the spread of Great Britain’s Atlantic colonial empire. The property also includes a nearby military garrison which consists of numerous historic buildings. With its serpentine urban layout, the property testifies to a different approach to colonial town-planning compared to the Spanish and Dutch colonial cities of the region which were built along a grid plan.”

Come journey through the streets of Bridgetown, explore the Blackwoods Screw Dock, tour the Nidhe Israel Synagogue & museum, the oldest synagogue in the western hemisphere. Visit the Barbados Museum and The Garrison Savannah. Both places have knowledgeable and interactive tour guides on the UNESCO World Heritage Site walking tours. 

The Food 

Barbados is considered the culinary capital of the Caribbean. If food is your passion, join us in October 2023 for the Barbados Food and Rum festival and embark on the gastronomy tour of a lifetime. The cuisine in Barbados is exceptional. The influence of British, African, Irish, and Creole with adaptations from India is hard to duplicate. 

Barbadian classics include Macaroni pie, roast breadfruit, fish cakes, pudding and souse, and our national dish Cou-Cou and flying fish. If you do nothing else you MUST visit Oistins Bay Garden. You will find fresh fish, community, and local entertainment.

The Beaches

The island has over 70 pristine beaches with miles of crescent-shaped white sand and is world-renowned as some of the most beautiful beaches in the world. 

Popular spots include Silver Sands Beach- famous for kite surfing. Rockley Beach on the south coast connects to the boardwalk and offers great swimming options.

Travel to Sunset Crest and Mullins Beach on the west for swimming, snorkeling, and catamaran cruises.

Equally important, these contractors work with our property management team to ensure basic maintenance projects are handled smoothly and to the Blue Sky Luxury standard.

When your air conditioner is being serviced, or you have a new appliance being installed, you don’t want to be stuck at home waiting for it to be delivered and installed.  We can take away that inconvenience.

These tasks seem small, but can be frustrating, and patience-testing.  Leave that to us.

We keep an open line of communication to ensure you are aware of each small project, but don’t have the hassle of taking care of it yourself. Often, we take pictures, or send updates to keep you in the loop! Of course, there are some home owners, who just want it sorted and don’t wish to know the details.
